MLPC Annual Meeting
The annual meeting of Meridian Lake Park Corporation took place on July 7th, 2004. 101 members participated either in person or by proxy. The most important business of the evening was the election of managers. The meeting elected Curt Wilker, Lash Hansborough and Lara Moscatelli to two year terms. A special "thank you" is extended to Dave Clement and Andrew Shoup for their interest in running for the board.

Attached to this newsletter is a copy of the minutes of the annual meeting.

Meridian Lake Park Entrance Sign
In spite of our best intentions, the sign recently installed at the entrance to Meridian Lake Park did not meet the expectations of the Board of Managers or residents of MLPC. The sign we received did not match the color scheme or detail of the approved design sketches. The sign will be replaced with one that is more in keeping with the signs already in place in the Meadows and Pristine Point. Landscaping will also be installed to more naturally surround the new sign. Final payment for the sign will not be made until we are satisfied.

We appreciated your feedback and are acting on your suggestions.

High Speed Internet
Residents of the sub-division began enjoying the benefits of high speed Internet services in mid-July when Quest turned on the service.
2004 Capital Improvement Project
The summer has been a challenge for our local and seasonal residents as work on the gas line interfered with our daily lives. The gas line was installed along the side of Washington Gulch Road in late June. The construction crews routinely interrupted travel back and forth to town and mud season seemed to return with a vengeance. We are thankful for the rain but not the resulting mess made on our cars.

The second phase of this summer's work was to move existing water and sewer utilities from under the road in filings 1 and 2 in preparation for eventual hard surfacing of these streets. At times it was difficult to find the existing utilities based on decades old maps. The good news is that all the roads are located in the easement. The bad news is that the roads often are not in the middle of the easement. This meant that some of the earth movement didn't make sense to the casual observer. Sometimes very little ground was disturbed and at other times, there seemed to be a good deal of infringement into the wild flowers as the utilities were moved to the property lines.

Once the utilities were moved, it was time to install the gas lines in the community. This effort moved quickly but not without its own challenges. Phone lines were not located where marked so some residents were without phone service for a period of time. And then the rains returned to make already disruptive work even more aggravating.

We've reached the end of July and as promised, most of the construction work is complete. One task remains in terms of laying the gas mainline and that is the engineering and permit to cross the dam. We have been informed that it will likely be October before the final review and approval will take place. Therefore, we remain on schedule for the start-up of gas service by late summer for all properties in MLPC with the exception of those lots on the west side of the dam. Depending on weather, service on that side of the dam may have to wait until next spring. Expenses are running favorable to budget for the gas line phase of the Capital Improvement Project.

In recent discussions with Gunnison County, they indicate they plan to do roadwork on Washington Gulch Road in September and October. That work will consist of establishing consistent road width as well as solving some drainage problems in preparation for hard surfacing next summer. Additional guardrail and some cattle guard work will probably occur next year.
Several residents have asked about reseeding the areas disturbed by the gas line installation. The project team would like to act on this request but now is not the time. The county will begin work later this fall and next summer to prepare our interior roads for hard surfacing the following year. Facing this additional roadwork, the project team feels that any immediate reseeding would simply be a waste of money. Unfortunately, reseeding will be the last piece of work considered by the project.

Finally, you will be receiving your CIP assessment election form with your October dues letter. More information regarding your assessment options is provided in the attached minutes of the annual meeting.

Wildlife
Wildlife of the "bear" variety has been spotted in the sub-division. As a reminder, local wildlife should not be fed. The feeding of small, cute wildlife in the neighborhood attracts larger predators and could spread disease to domestic pets. A number of residents have learned that the bears are even attracted to bird feeders.

It is important to keep your properties clear of garbage so that bears are not attracted. Please avoid putting out garbage the night before garbage collection. Also, avoid putting out plastic garbage bags, even on the day of collection. The bags don't even slow the roving bear, coyote or dog. Please used containers this locking lids.

For new residents, pay attention to the exterior door handles on your home. Bears have not learned to turn knobs yet, but they have learned how to push down on lever type door latches.

Finally, small dogs should not be running loose even on your own property as they make easy food for coyotes.

Garbage Collection Fees
Waste Management has just advised us of a price increase effective August 1st. The increase will be $1.20 per quarter. The $2.00 per quarter extra that homeowners pay above undeveloped lot owners in this years budget has just been reduced by $1.20 per quarter.
