Family Potluck / Barbeque July 5th
A Family Potluck and Barbeque will be held at our tennis courts
where there is plenty of parking starting at 4 pm Saturday afternoon
after our Annual Meeting. The date is set for July 5th to accommodate
a convenient time when many of our residents are here. We will
need volunteers in many areas including side dish and desert planning,
tables & chairs, cooking, and cooking equipment.
MLPC treasury has budgeted funds again in 2003 to contribute to
the cost. Please call Gordon on 349 2002 to let him know what
you are bringing by way of prepared dishes,salads etc. MLPC will
provide burgers, franks, chicken, wine and soft drinks etc. We
also need your help with grilles Last year's potluck dinner was
a great success and fun for everyone. Please come and join us.

Help Wanted for July 8th & 9th Work Days
Volunteering for our workdays is fun and doesn't have to be
a "guy thing." It's a way of giving back to your Community,
as well as a chance to meet the neighbors.
The things we will need help with this year on Tuesday, July 8th,
with the 9th as back up in case we haven't finished.
Repair of our cattle fence around the entire subdivision which
benefits all of us throughout the summer.

New Dumpster Enclosure & Location
This June we will be building a functional enclosure for our
dumpster for part-time residents. Mt. CB Water and Sanitation
has agreed to let us use their driveway to the treatment plant,
so we can put the enclosure nearby in our common area. Roger
Saddle Ridge Sewer Tie-In
Back in early 1998 the then MLPC Board came to an agreement with Saddle Ridge developer, Doug DaPuzzo/Roscoe Development Corp. for Saddle Ridge to be included into the sewer line that serves MLPC. The agreement was never finalized but what was agreed at that time was Saddle Ridge would pay the sum of $37,800.00 to MLPC for the use of 1,080 ft of pipe to access the Mt. Crested Butte Water Treatment Plant. This payment was to be due once the County had approved the final Saddle Ridge Development. The matter came to the Board's attention again when the Saddle Ridge Development was due to be reviewed by the County. The agreement has now been drafted and signed by both parties. Once the County has granted their final acceptance of the Saddle Ridge Development the Association will receive the sum of $37,800.00 less attorneys fees of approx $950.00.
The allocation of these funds will be discussed at the annual meeting on the 5th July 2003. The Board will consider any suggestions at that meeting and then make a decision regarding deserving projects, that benefit the association members, at a future Board meeting.

Open Burning Not Allowed
As we enter into another summer season we need to emphasize
that open burning is not allowed anywhere in our subdivision.
During construction contractors and owners sometimes try to save
money and burn their scrap construction materials.
All homeowners currently building new homes have signed a pledge
to follow our contractor rules, which includes a promise not to
burn construction materials. Our District Fire Marshall does not
want homeowners burning these materials either, and will enforce
our burning ban written in both our Covenants and our Construction
Guidelines.
Please report this illegal burning by calling the C B Fire Protection
District at 349-5333 as quickly as possible Roger
Access to Snodgrass Trail and National Forest
Over the past year or two, some residents
of MLPC have begun to use a path over Lot 48, Meridian Lake Meadows,
to gain access to the national forest, as an alternative to the
officially designated easement which is located between lots 50
and 51. Some residents are also crossing Lots 42 and 43 to gain
access to the Allen Ranch and the Snodgrass Bike Trail.
The owners of Lots 48, 42 and 43 would like you to know that you
are using these paths with their permission but at your own risk.
The owners ask that, in using the paths you take care not to damage
the vegetation. For that reason, the permission does not include
snowmobiles (on any of the Lots) or bikes (on Lot 48).

More About Access Path to Snodgrass Trail
In the April 2003 Newsletter #12, I
discussed the use of the path across Lot 42 from the Meadow Lane
cul-de-sac to the Snodgrass Trail. That discussion may have
given the impression that residents have the "right"
to use this path. In the Newsletter article I stated: "For
the life of our development our residents have established an
access path from the parking circle at the end of Meadow Lane
across Lot 42 to reach the Snodgrass Trail." I fully retract
that statement and apologize for any inconvenience this may have
caused the owner.
The Ronai's
have asked their lawyer's opinion, who has stated: "The use
of this path is given with the permission of the landowners, can
be withdrawn at any time, and is at the user's own risk."
Please respect their property by following the suggestions in
the April 2003 newsletter about parking, noise and maintaining
the cattle fence.
In addition,
since the article about the path across Lot 42 was published,
the Ronais and the Meadows Board now prefer that residents use
the Easement Road between Lots 42 & 43 to reach the Snodgrass
Trail via the Allen Ranch, rather than use the path across Lot
42. As with the path on Lot 42, the use of this Easement
Road is for non-motorized recreational purposes only, is given
with the permission of the landowners, and is at the user's own
risk.
Someday there may be a house in the building envelope of Lot 42,
so we residents and the public and might as well start using the
Easement Road now to reach the Snodgrass Trail. Roger

On the Meadows Board are President Peter Kennel, Vice Pres
Sam Ganz, and Sec/Treas Chuck Tutor plus Curt Wilker and Bill
Ronai.
On the Pristine Point Board are President Chuck McGinnis, Treasurer
Alan Wolff, and Secretary Kurt Giesselman. The Pristine Point
Board plans to expand their membership from 3 to 5 Board members
at their next annual meeting.
