President's Message
It seems hard to believe that I'm starting my 4th year as the President. This will be my last. It's time for new leadership and fresh ideas. We have grown and accomplished a lot. It's been a time of great change. Having steady Board membership and lots of participation, are two big factors that have made it rewarding and successful. There are two things we want to work on this coming year:
By-laws Update: Sherron and I will be reviewing our Bylaws and drafting changes to bring them up-to-date. Chuck will help, also, because Pristine Point just developed their Bylaws. Revisions need a 55% approval from the membership, so we will be asking for your participation.
Covenant Enforcement: This request comes up every year at our Annual Meeting. The present system isn't working for several reasons. Among them are: most residents are reluctant to approach their neighbors about conditions they feel aren't right, the first step of enforcement is dependent on voluntary cooperation of the offender, offenders will correct the situation one year and then repeat the violation the next year, and the Board is reluctant to take a subsequent step, like hiring a tow truck to remove an illegal vehicle, because it is too draconian.
Fortunately, most people do cooperate when asked. Maybe we haven't done the best job of informing everyone about the "rules and regs." So the Board will be taking on this controversial subject this year. It has been suggested that we develop a "schedule of meaningful monetary fines," which is divisive to many Board Members. We will try to come up with a much more effective plan to enforce the Covenants, which were written in 1972.
Most of the complaints involve parking and storage of illegal vehicles. Unsightliness is also an issue. Dog problems are handled by Mt C B Police, unless a contractor is involved. With one major exception, most of the problems are in Filings 1 & 2. Some have said we are beginning to look like "CB South." We will first address the larger profile vehicles, like RV's, boats, loaded trailers, and horse trailers that are more than 3 feet high. Parking any vehicle or object on the front or side lawns in a space that is not a designated for parking is illegal.
We (I) would appreciate any suggestions and comments on this delicate subject. Remember Board members are all volunteers and don't like to tackle controversy just like anyone else. Roger Cram
Snowmobile Regs
Last year there were a number of complaints about snowmobile usage inside Meridian Lake early in the season. The Mt C B Police are responsible for Washington Gulch Rd and the County roads inside Meridian Lake Park. It's illegal to ride snowmobiles on county roads. A ticket could carry a court appearance and a fine.
The Meridian Lake Park Covenants do not have any specific rules against riding snowmobiles. However, the Board is concerned about any activity that could present a hazard to its residents. High-speed operation of any vehicle represents a danger to both the vehicle operator and other residents. Snowmobile operators should be aware that non-snowmobiling residents might not welcome additional vehicle noise or potential damage to property inside the Park.
Be careful on your snowmobiles. If you decide to run the gauntlet of impending daily police patrols, please drive very slowly and not in the middle of the road or across private property in the subdivision. Several lot owners with fence line lots in the Meadows do not want snowmobiles accessing the National Forest through their property. T h e Board
Dumpster For Part time Residents
The dumpster at the trail head was removed after Labor Day because of bears coming down early due to the drought. The dumpster will return over Christmas and New Years Holidays.
We have found a permanent home for the dumpster on our Common Area just south of the water treatment plant. It will be stored in a fenced enclosure to be installed next June. Roger
Cove Creek Sewage Station Improvements
Improvements have been made to improve the safety and appearance of the Cove Creek sewage lift station, which serves Pristine Point and Meadows homes. The LPG tank was buried and a berm was installed to protect the equipment. All Associations shared these safety improvement costs. Next spring the Meadows and Pristine Point will be plant trees to improve the appearance for nearby residents.
Revise D&C Guidelines & New ACC
What? Why already? We have found a few areas of the new D&C Guidelines that need clarification and improvement. So the Board is "tweaking" some of the wording. If you have any suggestions contact any one of the Board members or use our web site.
The Board recently established an Architectural Control Committee (ACC) to help streamline the approval process and distribute the workload among our members. Our Vice-President, Doug Wiley, will chair the ACC. Roger
Water What's New?
We made it through our drought. It is time to pray for a good snow year. Here are some highlights:
Our Spring
The good news is that even though our spring has slowed down this year, it produced much more water than we need. If you've ever wondered about the flow of water in the culvert just north of the water treatment plant, that's the excess water going to our reservoir. A local geologist who studied our spring told me recently our spring should fully recover quickly with a normal snow year.

The state has required Mt. C B Wtr & San to install a water flume in Washington Gulch stream above the reservoir in Pristine Point open space.

The water draw on the reservoir expected to drop the level about one foot probably will not be needed according to Mt. CB Wtr & San. Roger
Odds & Ends
Recycling of plastic bottles in Gunnison was successful. We hope the program is continued.

Basketball hoop straightened and set at 8-foot height for our younger children to use.
We have our new storage building in the practice area of the courts. We no longer rent space.
Picnic table and bench for the tennis courts.
We will re-stock the reservoir next year with Rainbows. This worked out well for the residents and their guests. Roger

Potluck / Barbecue Last July 6th
The Family Potluck and Barbecue was held at our tennis courts after the Annual Meeting. Food was great, the weather cooperated, and everyone had a great time. Thanks to everyone who pitched in and helped, and to everyone who attended. I'm sure we will repeat this again next year. Roger
